Step 1: Choose the type of neighborhood and home you want

When beginning your home search, spend some time exploring a few neighborhoods of interest. Whether you’re looking for an active environment or a quieter one, this will provide more insight into the area that works best for you. Take some time to tour your neighborhood’s amenities and surrounding area. It will help you determine what kind of new home and community you’re looking for. This is the time to decide whether you want a one- or two-story home, a rooftop deck for entertaining or a big yard for your pets, and the opportunity to pick a floorplan that works for your lifestyle. Consider factors like your new commute time and proximity to schools, shopping and entertainment venues, or outdoor recreation areas, depending on which are the most important for your current lifestyle and future goals.

You should also consider your homebuying timeline. If you’re looking for a new home with the ability to move in quickly, narrowing your focus on move-in ready homes would be a good place to start. Move-in ready homes are within 60-days of completion, with all finishes and selections curated by our experienced design team. Have more time? Consider having your new home built from the ground up. To-be-built homes offer flexibility, so you can personalize your space to your specific style and taste.If you need your home a bit more quickly but would still like to pick some of your finishing touches, we recommend opting for something in between. It’s a new home that has already started construction but has not been completed yet, so it may still offer some personalization opportunities.

Step 2: Arrange your financing

Finding out about your purchasing power is a key step in the homebuying process. Contrary to what you may have heard, you don’t need to put 20% down or have perfect credit to purchase a home. Step 3: From purchase agreement to closing

Once you’ve found the new home you want, it’s time to sign a purchase agreement. Our in-house team of experts will support and guide you from the initial purchase agreement to financing and closing. The rest of your purchasing details depend on whether you choose a move-in-ready, to-be-built home, or something in between. With a move-in ready home, it’s all about making sure you submit all the requested documents on time, having your closing funds ready, and preparing to sign the final papers as soon as your loan is approved. If you choose a to-be-built home, your next step would be to use our digital tools like virtual tours, interactive floorplans, and the room visualizer to narrow down your design choices. Comparing your options online allows you to carefully consider your choices on your own schedule so you can be confident in your final selections. You’ll also have the opportunity to schedule your in-person or virtual Design Studio appointment to select your personalization options. Throughout the entire process, your community team will keep you updated on the progress and meet with you onsite at key milestones.

Step 4: Get the keys to your new home

It’s the shortest step, and also the sweetest. Once the funds have transferred and the sale has been recorded, you’ll receive the keys to your new home.
